Community Meeting Regarding 1750 North Western Ave.

Dear Friends of the Bloomingdale Trail, the developer of the property at 1750 N. Western, directly adjacent to the Bloomingdale Trail, is hosting a public meeting, in cooperation with Alderman Moreno, to discuss their proposed redevelopment plan. The 7 story plan calls for retail on the first two floors, 127 residential units, and a portion of the 2nd Floor retail space and amenities to be directly available to the public from the Bloomingdale Trail.

Please come and voice your hopes, thoughts and concerns. What impact will such a development have on the neighborhood and the Bloomingdale Trail? What accommodations are there for affordability? What amenities exactly are being offered to neighbors and Bloomingdale Trail users?

Please join us to discuss the proposed zoning map amendment application and redevelopment plan for the property located at 1750 North Western Avenue.

The Applicant is seeking to construct a new seven-story mixed-use (commercial/residential) building, at the subject property. The new proposed building will contain commercial/retail space – at grade level and the 2nd Floor, and a total of 127 dwelling units – above (Floors 2 thru 7). Due to the property’s immediate position near the elevated Bloomingdale Trail, a portion of the 2nd Floor retail space and amenities will be directly available to residents of the Neighborhood and users of the Trail. Toward that same end, the subject property is also located less than 1,320 linear feet from the entrance to the CTA Blue Line Station, and – therefore, the Applicant is seeking to permit the building pursuant to the Transit Oriented Development (TOD) Ordinance. As such, the new building will have onsite parking for a total of thirty-six (36) vehicles, located within the interior of the 1st Floor, for use by the residential and retail tenants of the new building and their guests/patrons.

In order to permit the proposal, a zoning map amendment is required to change the existing zoning from a C1-2 Neighborhood Commercial District to a B3-5 Community Shopping District and then to a Residential-Business Planned Development.

This meeting is being hosted by the Applicant – GW Property Group LLC, in cooperation with Alderman Proco Joe Moreno. The Applicant and his Development Team will be present to discuss the proposed redevelopment plan and to answer questions. A representative from Alderman Moreno’s office will also be present, at the meeting.
